Mold & Moisture Management During Construction

Many things can impact cost and schedule during construction – mold and water-damage does not have to be one of them.

Moisture in buildings is a major contributor to mold growth, unhealthy buildings, and poor indoor air quality. Moisture control and management is the key to preventing mold damage in buildings, both during and after construction. If not effectively controlled, moisture during the construction process will not only cause costly damage to materials and equipment, resulting in budget and schedule impacts, there are additional risks of costly remediation and liability following project completion. 

Managing moisture is especially critical during construction projects, particulary during key phases such as those immediately before and after the building envelope is tight.  At EH&E, our mold experts understand the complexities of the construction environment.  Water intrusion and wet processes are part of construction; an effective moisture and mold management program during the project anticipates these activities and prevents costly remediation and schedule delays. We can help you minimize the impact of moisture on your project through a series of services geared towards the property development and construction industry:

Construction Documentation Design Review

EH&E engineers can review project design intent to ensure that indoor air quality objectives are met.  Contractor-supplied moisture and mold management plans can be reviewed. EH&E’s team can also review the material selected and specified for use in the building to ensure that appropriate materials are used in areas subject to elevated moisture.

Procedures for Addressing Moisture and/or Mold-Impacted Building Materials

EH&E can supply recommended procedures for addressing moisture and mold-impacted building materials during construction based on sound industry practices.

EH&E scientists and industrial hygienists can also review relevant issues to ensure that moisture and mold damaged materials are effectively and appropriately addressed during construction.

Construction Team Training Sessions

EH&E personnel can conduct hands-on training for the construction management team, subcontractor and trades teams on preparing for and responding to moisture conditions expected during construction. 

Site Monitoring During Construction

EH&E scientists and engineers are experts in controlling and managing moisture and mold in the construction environment, and can conduct regular site inspections (typically 1-2 per month) at key times during the project. The inspections focus on identifying existing and potential moisture and mold conditions and communicating simple, effective strategies to identify and address issues. Findings are relayed to the management team with proposed actions after each inspection. A report is prepared at the end of the project summarizing the effectiveness of the Moisture and Mold Management Program.
