The cost of building operations is often viewed largely as fixed, subject primarily to the cost of energy, but studies show that even the best run buildings waste 10% or more in energy costs due to performance inefficiencies or unintended equipment use. The trouble is that the waste is largely invisible. It’s been buried in your energy bill so long that it’s become your building’s baseline, and performance is measured by the lack of complaints. If your building is “working fine”, why risk changing that? The truth is that in large or high-energy use buildings this false baseline can represent a huge potential savings. This “unintended” usage or waste can also result in higher maintenance costs, shortened equipment life, and therefore, incorrect decisions on required capital equipment upgrades.

Until his retirement in January of 2009, Ken was responsible for Marsh & McLennan Companies (MMC) global real estate portfolio consisting of 16 million square feet in 700 locations with an annual operating budget of $850 million. Prior to his position with MMC, Ken was the Managing Director of General Services at Putnam Investments where he was responsible for Putnam’s global real estate portfolio including global corporate services such as strategic planning, real estate, facilities operations, purchasing, travel services, meeting and food services, disaster recovery leadership, and security.
Mike manages EH&E’s commissioning team, and has over 35 years of construction and building performance experience including private, public and institutional projects. Prior to joining EH&E, Mike designed, developed, and managed the New England Electric System’s (now National Grid USA) building commissioning program, which is nationally recognized as an industry leader.
