Proactive Building Performance & IAQ Studies

Forward-thinking organizations are choosing to implement comprehensive indoor air quality (IAQ) programs to proactively address growing concerns - from both employees and senior management - about how the indoor environment affects employee health and productivity.

EH&E has developed a programmatic approach - the IAQ Benchmark Program - to provide clients with a cost-effective, dynamic indoor environmental management tool. Our IAQ Benchmark Program includes the following core elements:

  • Visual building survey to develop a structure profile including site and neighborhood conditions; overall building layout and type; window elevator, stairway and use characteristics; parking facilities; and tenant activities as they relate to the building’s IAQ.
  • Mechanical systems inspection including a visual inspection of the air handling units and basic system components.
  • Monitoring of baseline building performance parameters including temperature, relative humidity, carbon dioxide and carbon monoxide. This data will provide a benchmark of the building’s air system performance.
  • Review and document the findings of the inspections and monitoring with respect to applicable state building codes, current and proposed ASHRAE, OSHA, and EPA regulations and applicable state-of-the-art guidelines.
  • Identify areas that affect or have the potential to affect indoor air quality and make the necessary modifications to resolve the identified issues.

The following benefits will be gained from our IAQ Benchmark Program.

  • Provide historical data and support for potential legal claims based on IAQ.
  • Benchmark of existing conditions for use during unexpected IAQ incidents.
  • Optimize the HVAC system for maximum energy efficiency.
  • Promote an IAQ awareness among management and facilities staff.
  • Identify existing IAQ concerns that may affect worker comfort, morale, and productivity.
